My experience has been HOA protected properties have a clearly defined maintenance and operating arrangements that all equity holders know of in advance and benefit from the maintenance.The encumbered properties without HOA were a nightmare.

This is one way they negate submitting offers from wholesalers.As a wholesaler, you will have to work out an arrangement with your agent if they provided the lead.

The beauty of this arrangement is that the cash value earns a great rate of return, grows tax free, and you can borrow against it any time you need access to the money because it belongs to you.Term is a waste of money.

Although those rent numbers may indicate this in a shady area, it really isn't, yet those numbers resemble "bad area numbers" from the times I've analyzed them.

For the few that pay in cash they make arrangements to get the money to me or sometimes if they see me at the property they will pay me if they have the cash.
