Hi guys, I am looking for an accountant who has experience with rental properties and can give me advice that is worth their fees and help with tax returns.  

If I waited for cash in my account to buy every rental I own I would own quite a few less.

My attention is now turned to identifying a local accountant with experience working with real estate investors, husband and wife LLC's, and solo 401k's.   

In two years that 600k could have earned $61500 in a pretty conservative investment or $126k in a full market risk index or account(major index).

Unless there's a plan for 4-way accountability for each unit, each tenant will blame "the other guy."

I shop around annually and find even the same companies can change significantly in a year.

I suppose rent could be increased to account for the higher utility bills, but in general is there a general clause in a lease that you normally put in to disallow things such as the window air conditioner or other modifications to the unit.
