Switching can be so painful, even if you make it super easy for them, that it's just not a high priority in their life.

Just because you FC on it, its tough to make any money on it without rehabbing it unless you get it super cheap.

I repeat use a real estate attorney that super familiar with the language on the docs.

When I run my numbers, they come out super close. $100-200 dollars in either direction depending on the circumstance, and that's with what I believe to be super conservative figures.That, and at the end of the day, the location is amazing, super close to downtown, and highly desirable to our target market tenant.
