I checked city of Arlington and the property comes under str zoning district.

My PM does do pet insurance and covers damages from pets, but that is part of the regular monthly fee.

If everything but the intake checked out, I'd ask them (or your handyman on the other little jobs) if you can give them an extra $50-100 bucks to make a cheap, screw-in plate of some sort for the filter. 

The rent guarantee was supposed to start in April, but I didn't actually start getting checks from them until July.
