What would be some key recommendations from those who are experienced with it?

Working a couple of deals there and looking to expand would like build relationships with a few key people there.

The macroeconomics has been amazing - growing population, more jobs, and major companies moving and developing here like Google, Intel, Honda, Amazon and many more.

But it has been about 2 weeks since the seller passed and the seller's estate has not given any information to my relator or the title company.Given that the estate is contractually obligated to the sale & that I have money tied up in the deal (earnest money, home inspection cost, interest), I am looking for advice to move this forward and/or a suggestion for a real estate attorney in Cincinnati.

I actually moved here from Portland OR and purchased my own rentals - all clean BRRRRs and hit the 1% rule.

However, if it’s only one or two months, I’d highly recommend offering cash for keys just to get the tenant out. 

After the crash in 08 he retired, moved back to Oklahoma, and now wants to come out of retirement and start building again.
