Dirt road wont cut it.. you will need at the very least gravel and depending on soil type you may need to put down big rock first like 3 inch then build a base of 1 inch minus on top of it so you dont sink.

Based on my personal experience, owners seems to evaluate two primary cost criteria when comparing PM's, the monthly fee and the placement / leasing fee.  

.- Only allows Rate/Term but we could add a HELOC on top of it to access cash in this instance up to 95% CLTV.Long story short, there are ways but you'd have to get creative and be over 62.

We have a Real Estate company and we accept assigned contracts from them ... they have a data base more active than clicks on Zillow....

Once you see people just like yourself doing deals you will gain the confidence and stop playing computer real estate and get out in the field.

Most PM should be able to give you a ballpark estimate over the phone based on type of home, location, beds and baths; however, they should tell you that is an average and the final number depends on the condition of the home.

Looks like we may be able to make it work using non-QM based on bank deposits.
