one other idea i've been thinking about is selling the Portland rental and 1031 into a property near my mom on the east coast who is looking for a single level home. 

Im selling a Charming 2-bedroom, 1-bathroom home in the heart of Miami With a tenant already in place, this property is producing great income from day one.

. $2,500 deductible is pretty much the standard on any dwelling (home or rental) at this point and $5,000 isn't uncommon at all. 

I just bought an SFR home in New Braunfels and it's been slow go there as well.  

Looking into purchasing a vacation home and i just learned about different types of financing products and I'm curious what is the different between DSCR loan v second home/vacation home loan ?

Does the home have to be a single family home to get that low of a down payment ?

I've found that what I value most in regards to real estate investing are the people who know about actual home repair and can approach a sale from that perspective.

The STR's here are primarily second homes that out of staters have converted over after realizing the returns they could get.
