*Adding high efficiency water heater & furnace so we didn't have a chase in the kitchen *Custom bar and hand crafted bar top in the basement - we could have gone with something pre-made or not have done a bar down there at all - just a cool feature we added cause it added value/storage to the space  *Upgraded plank flooring in the basement - it had a water proof sealant and was about $2+ more per sq foot than the cheaper stuff *Demoed walls that would have closed off the kitchen - requiring electrical movement *Added a sprinkler system/new sod - we had a sewer pipe we replaced in the yard, so instead of just patching up what we had to, we made the backyard brand new Again, we did make a profit so in no way was this a sour deal for us, just added a lot of really unique personal touches as well as going the extra mile in certain areas.  

After listening to like 200 podcasts and watch a bunch of videos you probably still feel like not sure what to do because every featured guest who've successfully done wholesale use somewhat different method in different markets.

Zillow's built in application and screening features are super helpful and allow the tenant to pay a one time fee that they can use for 30 days on any property on the site, which I believe tends to inspire them to utilize the feature rather than paying the fee for multiple properties like they would be doing elsewhere.

My realtor is invaluable in the shopping process to identify and advise on neighborhood trends, property defects and features and negotiating strategies.

Just keep in mind they are way more expensive than a normal house per square foot because they have all the features of a house with a much smaller footprint.

Spot on @Andy Mirza, I run 5 single member LLCs and having the desktop version with the Classes feature makes it much better for P&L analysis as well as it is more cost effective than the online version.

I'd leave the fireplace as a feature. 

Focus in on houses that are discounted for a reason that you can fix like roofs, vandalism, poor upkeep, or just ugly... you will be able to improve those features and increase the value of the home... you will not see an ROI on jacking up the entire house 24" so that you have a crawl space. 

Then I go through 6 major systems/features (electrical, HVAC, plumbing, roof, windows and foundation) for defects or issues.
