I would think this multiple might be applicable to other markets, but as with everything else in real estate, there are probably a lot more factors to consider. 

Multiple offer situation is common.

I've experienced this problem in multiple investments where the estimates were way off and my return was much much less than anticipated.  

One central boiler with multiple zones is very common. 

For example, we have seen multiple instances of C-Corps set up that made no sense when one looks at the clients' financials, returns, businesses & goals. 

In the meantime, your strategy may work but understand that decent investment properties are typically in a multiple offer situation going to the highest and best bidder.

And some agents are members of multiple Boards or licensed in multiple states.But the short answer to you question is no.

You'll need to foster multiple relationships to have a plan B and C contractor handy anyway.Relying on someone else's pictures is not a good idea, even if you're the pro in doing repair estimates.
