How do you know it's an "elaborate scam and includes a circle of people"?

Basically wanting to pay two years of Real Estate taxes in 2025 and deduct on 2025 Return when filed in 2026.

If you have to do an ARM, have a Plan B to pivot if you need to sell or refinance. 

Tired landlords have been the sellers in most of the situations, but also kids who inherited a probate house, and don’t have the resource to fix it up.  

This would be like comping a SFH to a condo where you cannot rent the condo, you pay to rent the land for the condo, and you may need to move the condo unit. 

Unless those items are all satisfied (except for housing violations and some non-monetary liens which follow the property), the department of finance will not allow the deed to pass through to the next stop in the recording process.So even if you wanted to dump a property that was totally upside down with liens to someone who was willing to take it from you, you can't do it.
