Or perhaps you're good at washing cars or babysitting kids...  :-)  If you and I have a personal relationship, that might be enough for me to want to mentor you; but if I've never met you before, you need to give me a reason to want to help you.-  My biggest fear when I help someone is that they're going to end up as my competitor (actually, wasting my time is my biggest fear, but the competitor thing is a distant #2).

Lowballing was ok.The idea was he could show the bank he could bring in multiple offers from serious buyers, obviously to increase his credibility, and argue for the buyers that six reasonably close offers set the market price.

In a short sale your goal should be to give the bank as many reason as possible to accept your offered price.I've seen shortsale packets assembled by investors that included lawn maintenance expenses, refinishing pools, stump removal, and sidewalk pressure washing.
