I just have no clue how to attack it.

There are agents running around in this market who have no clue what is happening and advising buyers/sellers incorrectly.  

For lack of a better term,It's really assigning a contract for a fee...The reason why every novice newbie/wannabe wholesaler (besides getting pumped by a "guru") wants to do this and why they ultimately do get a bad wrap is because the majority that get started don't have money  to get into it (or must have), don't know what they are doing  and literally have no skin in the game but tie up a homeowner's house for some time with the homeowner who more than likely has no clue that he or she is dealing with someone who is merely trying to assign the contract...and at the end waste everyone's time when there is no end buyer since they couldn't find one or just buy it themselves......which is probably most of the time since majority lack the proper knowledge or experience to do it right. 

Homes with prior losses (they will show up under a CLUE report of the prior claims)    May not affect the new policy if over 5 yrs old or was due to Catastrophe8.

There was something in their past that should have given you a clue that these tenants were bad.

It's a pocket listing, I need help with the down payment, and I was wondering some good people/companies to contact.The numbers are:Asking price: $130 MillionMinimum down: $26 Million (20%)1st year NOI: $7.5 million+ (Estimated)I have a management company ready to commence operations as soon as i can close it.I have no clue what to do to figure out financing.

The biggest issue is that whenever you call to address an issue, no one has a clue of what's going on; then they transfer you to someone else, who has even less of clue as to what's going on.

When done sort by the buyer name and you will find a pattern of multiple buys from the same buyers originating from the same bank on the same dates or other clues to get the most out of the data.  

I want to eventually learn all of the niches but I have no clue where to start.
