I would assume the core principles of house hacking are the same everywhere, but Manhattan seems like such a unique area because everything is in such high demand.

I believe the niche you seek is called wholesaling.  

I only know that Texas RE law is one of the strangest I have ever dealt with and that the above law firm was the one my company trusted to make sure we did not cross one of the very unique laws in Texas.

Our niche focus is in McKinney so I don't know much about Plano.
