I am experienced enough to take a look at houses and know what I am getting myself into and what to budget for repairs before making an offer.If you are uncomfortable with looking at the property and developing an idea of cost of repairs do you have a trusted contractor that can help or mentor you?

I personally do not feel routine cleaning should fall on the owner.  

The owner may or may not want to stay with the management company or like their choicesSome up-charge routine maintenance costs by some percentage 10% (some are up front about it and others are not).

I turn on the Greek news regularly and see places that I know well going up in flames, desperate rioters throwing Molotov cocktails at the police, EU and Greek officials routinely making surreal pronouncements and projections about the economy for one politically-expedient reason or another that has no basis in fact.Bad things happen.

I am uncomfortable with this because we seem to be breaking even or going in the hole with this property.

I think we are leaning towards annual inspections, and we're undecided on whether to do a routine service agreement.

If it doesn't feel a bit uncomfortable, it's not the right deal! 

With these 2 products, it is feasible to keep a routine easily without leaving the home.Just a thought.

I keep trying to push myself into uncomfortable spots so I can keep learning and keep growing!

As far as expenses, most of the routine ones (CapEX, Rent losses, Maintenance, taxes etc.) are either known or can be estimated for MF buildings.
