We're not solely financially independent yet, so the thought of continuing to pay for our property out pocket does not phase us nearly as much as the treat of a multimillion dollar lawsuit stemming from a terrible personal injury.Maybe I've seen too many personal injury attorney tv ads?

But, from my experience, you could end up with them taking over the living room watching TV that you're not into.If you share a bathroom, get a weekly cleaning lady and include that cost in the rent.

I also don't have any issue with allowing pets if the proper measures are taken Rental Insurance "Confirm there is no restrictions with a pet in the policy", get a pet deposit, clearly state what pets are allowed "I saw a TV interview the other day on a guy with a Puma for a pet...not what you want in your rental house", background check and a limit on how many pets "You don't need a puppy mill at your property either."

@Rosston Smith only problem with several tenants (roommates) is the tight space (fridge, dishes, TV, etc.), and unexpected move-out dates.

I will pretty much reach the ceiling of what i can charge for rent at that time and will be looking to add a community room in a space filled with old junk that we will have cleaned out 80% of our tenants are students and we will add a room with wifi, couches, a flat screen tv, netflix and hulu.. since I have no other real ammenities to add this is the best I can do..
