@Kyle Mccaw that's awesome - I'm currently in Fort Worth now and have been doing some research and looking into neighborhoods, etc. for my first investment property...starting to realize strategies such as what you did above (Facebook posts, distressed properties) could be a good way to find a deal in todays market.Thanks for the confidence boost.A couple questions: you said 130K was invested in rehab.

Another thing to consider is making the extra room available as a short-term rental (Air BNB, or for travel nurses).Duplex/triplex is nice because there are usually separate entrances and more privacy.

I rearranged the closing for this FridayThis week the broker is saying the settlement statement will be sent to the title company by Friday, I'm not so confident it's already Wednesday and still not settlement statement.I've closed on four other cash out refinances with out any issue, what I am not understanding and why is this statement missing?
