There is also a 115,000 barrel per day refinery and associated nitrogen fertilizer plant here. 

If you plan to keep it, I suggest planting fruit or nut bearing trees on it or timber.

 Hi @Jonathan Plant, @Taylor L. is right, typically syndications need to be much larger to make sense of the legal cost. 

It has newish textured walls and paint, new wiring for the most part, it does need a bit of leveling and maybe a roof  in a few years along with more kitchen cabinets once the tenant decides to move out. 

I've heard that close to the Nuclear plant property taxes are very low, which is a huge plus when owning buy and hold. 

A park in the country on well, septic, packing plant, or lagoon has many different risks than something on city water and sewer.

Sure, you don't need a package plant, but you'll need a well and septic (will both need to be maintained and inspected at least quarterly) Rough guess you can make it for $15k per lot, or $450k.
