I realize since seller financing terms a shorter which causes the monthly payment would be higher but I do have to ask, is that the norm that real estate investors go through with seller financing is to cash flow negative each month? 

I then realized that I might be able to write off the utilities and could be making more money by charging more rent for the luxury of utilities included as well as write off the utilities as an expense.

I definitely realize it would be a challenge to find a duplex or something here that would cash flow but I would be happy with a first house hack even if I still had to pay up to $500 out of pocket each month.
