The state takes energy conservation beyond seriously, and I'm sure all the more so now with the dire state of drought.And what do you know about sustainable design or BIM? 

A duplex would never do it, and I bet most 4 plexe's won't sustain themselves indefinitely with only 3 units rented. 

I'm still working with them (because their service seems best in class), but with so many options I'm not sure how sustainable it will be for them to price above market and expect investors to float the difference between purchase price and appraisal.

Now if you're thinking about all the Mom and Pop outfits out there trying to eek out a piece of the pie for themselves with antiquated, expensive and very limiting technologies then I couldn't agree more.In the early onset, as with most major growth industries, you will see a growth curve of small start ups cottage industry businesses surfacing and perhaps even sustaining themselves or even evolving into one of the major players. 

Just who do we think can sustain such events?  

Im excited about taking on the challenge of improving and sustaining a historic district.  

A city that historically appreciates at 4% cannot sustain 12%.
