I put all my rehab supplies on credit cards with rewards so I can travel for free.But no, you should not put a house on a credit card if you're just starting out.

Fixed costs / (Rental rate - variable expenses).So your mortgage + insurance + HOA + other costs you have to pay if never rented divided by (Average nightly rental rate minus cleaning costs per day and utilities and supplies for each stay).  

Also, just remember that monthly cash flow can be highly variable in reality, especially with just a few properties. 

Spend the money to get a legit fan from a supply house.

Having them supply you with a contract is a wise choice, probably cost a few hundred dollars.  

To all the flippers out there, I was curious if you buy your supplies for the house from the local hardware store or have you ever gone online to get stuff?

I require everyone 18 and over to supply an application and do the credit/background check.

All the living room furniture, TV and kitchen supplies are mine, so I think it was appealing for people to just bring their bed and their toothbrush and be ready to go. 

I have a polite check-out email that reminds them of a few key things to do before they leave.We supply a certain amount of towels/bed sheets per reservation so my housekeeper knows what to wash and what's missing.
