Ask the listing agent what price you have a chance.During 2008-2010 I submitted several short sales as a realtor through same office we never heard from lenders even today.  

We just put the words on the second address line and no matter where the tenant pays - on-line from our software, the 7-11 system, etc, they will always be guaranteed to have these words on their receipt.  

On the same day I was contacted by an agent on another property I submitted an offer on.

That software would probably work fine.  

Although she said it usually take 5-10 days, she submitted the document 13 days ago but hasn't gotten the signed document from the judge. 

This question is for the landlords and property managers that are currently using software...What is an absolutely necessary feature you need from your software?
