I would read that book and the book “BRRRR” also by David Greene before you even hire another contractor it will save you tons of money.Yes it would be very helpful if you could let us know who the contractor is so we could stay away.GOOD LUCK

I do a lot in Detroit.The quick good/bad:- S8 tenants tend to be rougher on the property (but not always)- Paperwork/inspections/etc. can be burdensome and tough to navigate (especially initially)- People often think FMR rates are guarantee rental rates but that's not the case- Usually the rent isn't 100% subsidized and a lot of people don't realize this- S8 tenants tend to stay a lot longer than cash tenantsOverall, I'm neutral on the program.

I would recommend looking inland and stay ahead of the curve, maybe areas like Lakeland that has really gained traction in the last couple of years, much more affordable and still lots of land (not landlocked by an ocean...)

& to answer the rest of your Q, some things that will noticeably affect your revenue:- making the place instagrammable, multiple areas/corners that make for awesome photos- heavily investing in professional design/decore- UNIQUE STAYS!!
