I even had some that got jobs as lawyers and continued to stay for several more years after graduation.If you can market directly to the grad students, then you can avoid the undergrads, which are horrible high-maintenance noisy party-animals - except the undergrad engineering students, in my experience.Grad students are smart, resourceful, and reasonable to deal with in my experience for the most part.

that the comps you found are a whole different animal, as they are located in a 55+ community with HOA and other fees that is not the case with this house.I just hope you don't decline/buy a deal with such due diligence Thanks again and i apologize if i am to blunt but this nothing personal all business :)
