I'm already investing successfully with positive cash flow in Real Estate with no vacancy rate in all my properties, but I have a concern, people are leaving this island (Puerto Rico, the Detroit of the Caribbean) at historical levels, we have been in recession since 2006, we have a 87 billion debt and there's no jobs.

Because remember that in RE the cash money under the asset is figuratively in the bank and if a recession comes and you can't find any one with the credit or assets then you will be wishing you had built up (taught) your competition to interact with your investment activity.
