Without knowing specifics of any contract signed, or more information about the deal, which is sounds like you are purposefully being a little vague on,......it sounds like to me that yes a commission is owed.

The IRS may consider you a FTHB for tax purposes since you haven't personally lived in any of those properties, but I'll defer to a tax pro on that.But, it's all good.
