I'm up in the air of buying another one currently, but down the road, if another deal pops up, would it be wise to use a Home Equity loan on the paid off rental for the downpayment on another or even pay in full for it if it works out that way?

Has anyone ever rehabbed or marketed their properties with low Voc paints, sustainably harvested wood or bamboo, cork or refurbished wood. energy saving appliances, air filters, fruit trees, water gardens, passive house.I'm thinking this is something I would like to do but of course it's all about economics and these green things usually cost more.

I'm thinking of waiting because if I am on a third mortgage it will bring my debt level above my income level thus preventing a cash out refi however if we do the loan now I'd at least qualify for this third loan.
