Insurance was a pleasant surprise - Mid last year ins. provider exited the business (Bankrupt or ??) 

Didn't check my email for a bit and, as always on BP, am pleasantly surprised with the amount of responses and feedback.I'm under contract on a 5bd/5ba new construction. 

Pleasant / Corlett neighborhood. 

This is exacerbated when an owner is located out of town...make those relationships before you are holding a property.Have a positive, pleasant attitude...successful vendors (myself especially) don't have to take on clients, we want to help people we enjoy interacting with and we want to hear from our team that our client is happy, successful and interacting reasonably and responsibly.
