I understand that everyone has spent their money and made mistakes but we should be progressive versus saying I had to do this, so you should suffer too.

I'm leaning towards a no maintenance approach that combines some type of hardscape surrounded by landscape using CA native plants that are drought tolerant and require no shearing.
