I'd also love advice on marketing the unit, as well as any "gotcha" items I may want to include in the lease - such as itemizing penalties or consequences for disallowed pets, extra residents, maintenance and notifying me of problems or issues, inspections and frequency, etc.

I have actually had a ton of responses using this recently, and it has the added bonus of being able to determine things about the potential tenants by viewing their profiles (are they pet owners, do they post about being jobless/evicted/going to jail, etc.).
