Pros:- Many ways to invest and lots of different price points: LTR, MTR, STR (I know a couple of people doing STR but STR can be challenging) and different areas to invest- Diverse job market. 

The house is currently occupied by the people that the bank foreclosed on. 

Many investors I work with from the Bay Area are purchasing here and many people from the Bay Area are relocating here as work from home becomes more accepted.

My intent in posting here was to get advice/perspectives from other people to bring to the table when I talk to my agent.

With all the jobs in Franklin and Brentwood, people were pushed south for housing in Spring Hill and Thompson's station.

If you just put it on Zillow and list it as a furnished rental and then just write that you are open to different lease options, a lot of people should reach out to you.

I'm working towards Energy Star in my new 4 unit build because it's fairly easy to get slightly above code and cheap to have the raters come and certify you with the Energy Star label which would add value for the tenants especially for people with alergies or aesthma. 

Meanwhile, I'm talking to this guy and he said in his other property, the little old lady paying long term rent, moved out, and within a week, the neighborhood people had broken in, had a party, broke most of his doors, stolen all his copper and HVAC, etc.

As an alternative solution, we've placed QR codes in the units which takes people to a form they need to fill out with all the information they want to collect.
