“I don’t think the Newbie took the advice to heart because they are no longer in the business.However, I listened and scaled back my education dollars significantly.Every seminar guru knows how to sell you the “secret sauce” and to make you feel like you will be missing out if you don’t go.Believe me, I’m a sucker for all of these seminars.However, I find most of them to be very careful about what they say so as to not give too much away for fear of competition.

So, go get honest with Uncle Sam, and then Aunt Fannie Mae will like you.A good lender will be able to write some smiley faces on your tax returns, indicating things that you can write off to your heart's content to save on taxes when you next file, that simultaneously a mortgage lender can turn around and "add back" to your income to qualify you.

there is one who did a pod cast on BP and has gotten a lot of traction.. not that they are or are not scam artist but they are recommending buying 30 to 40k turn keys IE homes that all in cost 30 to 40k.. and we all know that pretty much in ANY major metro those are squarely in the hood.. war zones etc etc.. lots of hearts are going to be broken with that company in Indy... it will take some time but it will happen

would go around them in a heart beat... if he has a ligit contract then he can close and you can buy it.. other wise give you card to the home owner tell him if for some reason it does not close you will buy it.. there is no moral or ethical issue when it comes to wholesalers..
