I think it's time to take action and start marketing. 

Nervousness is normal but if you let it overtake you, you will never be able to take the risk and make some action.

My guess is that those who lost their homes would have filed civil action against this guy... hopefully that's the case.

I would think it could be as simple as knocking on the door offering $500 for them to move , to saying I now own the property and you will need to vacate to filing an unlawful detainer action against occupant and have sheriff evict.

So, I am here to learn as much as possible, plan, and take some action.
