So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

I don't see a question or where you are trying to go, so providing direction is impossible.

It's good practice to let the tenants know you will be working on the common areas so they don't think it's a complete stranger or someone spying on them.

Where I live it used to be 30 days - and I didn't think that was enough time for folks living month to month to pull funds together to save up, look for a place, get a deposit and 1st mo's together etc... so I always gave at least 60. 

We have a flip that we completed and like so much that we are considering moving into it for a personal residence and refinancing it to a primary.

So I found an off market house that would be a great flip or brrrr.

It also affects what our proceeds were for that year , so we likely have to file and amended return.Can there be an arguement of fraud in this type of situation 

We have equity lines on properties in the US so we could pull out some equity, but would prefer to finance as much as possible.
