The only thing I would have done different is that I would have handed off the letter requesting my insurance carrier to my attorney and not put a claim in.We NEVER hand out our insurance information until our legal counsel suggests it and even then, we let our attorney handle any claims.

I do think a formal purchase contract is better, just because 1) its a serious, binding legal agreement, and 2) its what the agents are used to seeing.LOIs have no binding status.

We couldnt find our lot because there was no road, and the whole place was too overgrown for hiking (we also could obtain no map withuot apparently going to the courthouse).Yesterday we recieved, out of the blue, a "DEMAND FOR PAYMENT" from the homeowners association -They want arrears, plus 10% per annum interest - The whole thing amounts to almost $4000 and the land is worth about $1500 -We have received nothing about this "arrears" prior to now, and suddenly we are supposed to pay by July 31st or they will start legal action.

If you are not familiar with these there can be misunderstandings and legal issues between a buyer and a seller.A buyer working with a buyers agent is more likely prequalified to actually buy that someone who calls you on a FSBO ad.
