But I see many people online and more than a few in real life who are paying stupid amounts of money for "mentoring" from people teaching basic stuff with a top-coat of unadulterated BS.

@Michael Shannon,I'd suggest finding a mentor in your area, that does what you want to do, whether it's buy/hold or flips... offer to come help for free in exchange for experience.
