However, the message you will always get from experienced flippers or mentors or gurus is ALWAYS make the offer.

But I see many people online and more than a few in real life who are paying stupid amounts of money for "mentoring" from people teaching basic stuff with a top-coat of unadulterated BS.  

I am 19 years of age, and I have been interested with the idea of finding a mentor and investor to team up with so I can began my goal of flipping houses.

@Michael Shannon,I'd suggest finding a mentor in your area, that does what you want to do, whether it's buy/hold or flips... offer to come help for free in exchange for experience.

The most important question I would ask your mentor is how you will source deals/clients.  

We are prepared and can fund to buy at foreclosure and then sell ourselves.Goal:Ideally - move junior liens over to Flipper's new projects, sell property to pay 1st & portion of our 2nd (we get paid delta from another property in escrow)If unable to sell, go to foreclosure and buy at auction.
