I say general because unless fraud is involved, the loan likely wont be called if you move out of the property in less than one year.

Tell them that you are serious about running a quality STR and to have them call you at the first sign of problems.That will give them some peace of mind and have a way to get a hold of you instead of calling the cops.

But you'd still haev the benefit of lots of costs spread across 7 or 15 years vs. 27.5 Work with a tax professinal becuase this is a tricky situation. 

The good places to start investing at the moment are places within a 10 min drive from main urban centers, and which have different types of residents (not just tourism, not just workers, etc).Feel free to reach out in case we may be of assistance.

Sometimes the deal is not great for their numbers, and they would still be able to wholesale the deal instead of trashing it, and get some money for more income.  

They may balk at that wanting you or your agent to do the leg work of putting paperwork together but they may do that and if they do the seller would be signing that counter offer of $645k.
