We redesigned the interior of the house to make for a much larger kitchen and dining area.

It's not in bad shape, needs new flooring throughout and the kitchen is empty (no cabinets or anything) and it's a condo in a very nice center so the only exterior work needed is some landscaping on the small patio. 

The bathroom and kitchen of course are going probably need the most work excluding the HVaC and windows.

Added partition walls to create seperate bedroooms, pained cabinets, updated paint, added walk in shower, pantry room, basement kitchen.

We are redoing our kitchen, and lets say the cost is 60K+ 12K profit/Overhead (20%), includes cabinets, countertops, etc.Why do contractors calculate profit based on total cost including materials.

Do I have an option or an alternative to a granite countertop for a kitchen island ?

They want a kitchen with all appliances and utensils, they want a washer/dryer, and they are happy to pay as much per week as a cheap local motel room

It, at the very least, needs a top level total gut; the fire happened in the kitchen but smoke and water damage were in every room of the top floor of this split level.

Rehhabed the bathrooms and all new kitchen.

I was able to get some great deals on materials, so the units are both now really high end (think quartz countertops for two kitchens and one 48” bathroom vanity for under $2k).
