I'm moving out of state (in Los Angeles currently) and instead of selling would prefer to rent it.

Properties get titled in the legal name of the acquiring individual or entity (not in the DBA)... so other than branding, DBAs are of little value in a real estate investment business.

I think your asking the right questions... spend some time digesting some Kiyosaki, get creative and remember this is NOT a individual sport, rather a team effort.

@Bruce Bloom Kinda hard to cash flow on preconstruction properties unless you sell your interest (to capitalize on an increase in price) or prefer to have your capital tied long-term (hoping that the developer finishes the project). 

You have to find lenders (and there are plenty of them in Arizona to choose from) that offer non-recourse loans where the solo 401k account is listed as the buyer (not you as an individual).

I've found eforms for lease options, but I was wondering if anyone, preferable located in Ohio, would be able to send me a copy of the lease options forms they use.

In one of the early podcasts, the individual managed to convince his wife to sell their big house, move in to a smaller apartment and use their sales proceeds to invest in cash-flowing rental properties! 

What area is preferred and why?

I hope to at least get some thought going at the individual level as to why we do what we do, especially when some have long ago attained their goals.
