If you put yourself in an LP’s position—they’ll likely want to see your experience and past successes before investing their money.

Buy in great areas that are not total gut jobs (unless you or someone you know well has experience working in construction!)

I would love to work with someone in the industry that would be willing to provide an educational experience in exchange for sweat equity.

I personally have each of my properties setup in their own LLCs (no biz license required where I am at) and then have a personal liability policy to cover myself as an individual in case someone got through the LLC wall.

I've previously posted on my RAL journey but I want to share my experiences and lessons learned. 

My advice: Use an agent who has experience in representing multifamily investors.

I have 50+ people on my contracting company only working on the houses I buy and am speaking from that experience starting with zero contractors less than 3 yrs ago and having been burnt very had multiple times throughout the process. 

In contrast, volatile markets experience significant price fluctuations due to economic sensitivity and high levels of speculation, leading to potential affordability issues and market corrections.
