I've been skimming Round Rock and Pflugerville, both of which seemed to have potential, but I was later told by a few friends that right now is not the right time to buy.My goal is rental + appreciation. 

So question one: is this a good idea for a house I know i'm getting a slam dunk on and can sell at rock bottom and still profit (or rent) and it would help establish good business credit, which would then up my limit.

Aurora has already passed a law very similar to Denver's If you go way south of Denver (Colorado Springs, Castle Rock, for instance), the politics get more conservative and the emphasis on property rights starts trumping any complaints from neighborhood associations.About the kitchen ....
