It's enough to buy a couple more rentals outright and have only a couple hundred grand left for retirement or large expenses.

Visitors to most major national parks seem to generally increase year over year, but if you look at places like Yosemite, Grand Canyon, Rocky Mountain - their yearly visitor stats don't even compare with the visitors to the GSMNP.  

While nobody wants to pay pmi, rates are so low another 0.5% to 1% really isn’t that bad in the grand scheme of things if it lets you keep that 15% as cash.

Getting all five MHP owners into a room/email chain/group text and saying if they all work together they can improve their bottom line: that's a way to end up in front of a grand jury never-mind furthering the stereotype of greedy slumlords. 

Pretty cheap - well in the grand scheme of sound proofing.

I always attribute the failure to the sellers lack of ability to see my GRAND VISION of how we would both end up BAJILLIONAIRES after the deal is complete, but any advice you could lend to close these kind of deals other than I need a padded room and some Tony Robbins tapes would be much appreciated!

Those are great goals and definitely achievable in the Grand Rapids market.  

Yonatan,Not that I have a great deal of experience yet, but i personally like the large college towns such as Lansing, Ann Arbor, Kalamazoo, Grand Rapids, etc. 

It's probably an extra couple grand so ya just gotta decide if it's worth it.
