The actual lake called Clear Lake does have a coastal outlet and a yacht club, and Armand Bayou Nature Center is a delightful park with multiple playgrounds, wooded paths, and a sizable dog park.

Don't be the nitpicky investor that asks a million questions about a few missing GFCI outlets and asks for credits over them- nobody will want to work with that kind of buyer.

Off the top of my head, it "seems" like a perfect fit, close tot he beach, new outlet mall, restaurants, and it's in Orange County (Disneyland, sports teams, shopping, surfing and more) perfect weather, etc.
