If you buy a property in PA were you live then you get a job transfer to FL and the new PM fees will cut way into the cash flow or even create a negative flow and then they take longer to fill the unit you will get into trouble.

You can sell the note to a note buyer but honestly the overlevaging will make it not very attractive to a note buyer but you need to create a seller financed note first then you would sell it to a note buyer.Before you even setup the note you would want to be working with a note expert whom can assist you in properly structuring the note before you jump in from the my understanding most note investors can this "pre-flighting" the deal.

The best route for me has been to decide what I want in the offer and have the agent put it in their computer and generate the offer in the appropriate format.Their comuter does it as a "fill in the blanks" (I know there's a term for the software that does this, but it's eluding me right now).
