But its full service banking we have all our companies cash there.. as such we never pay for any services either cashiers checks wires  ach and you dont have to talk to some customer service person on the phone.

(Including building a team because I know all of it at some point is going to be too much for just me to handle).

Otherwise you can hire a property manager to do all of that for you.

Hi all - I'm struggling with what the best type of analysis to use to come up with to compare investment options and wondering if anyone could help me focus on the right metrics.I am trying to make a decision on build on an existing piece of land that I have or to buy a completely different deal.Details:- Currently own/operate a triplex that cash flows very well.

He's someone I already knew, and he does the work for a small rent discount but he's about to move out and I don't think it'll be so easy to find another qualified tenant without losing a month's rent while looking.Before I bought the building, the tenants were all responsible for taking their own cans to the road and they were collectively responsible for keeping the area clean, but they didn't (and I didn't know they didn't.) 

If we all could do that, then heck yeah we would do 30 years...

I used a new agent to help me, he did all the steps to get the information proven, but because I got screwed before, I hired a PI to do a check.

If the market is slowing down, it might be better to hold and wait for a better time to sell.It's great that you're thinking ahead and considering all your options.
