As far as food goes, kind of a low hanging fruit, so I won't get into it, but the Portuguese food in the Ironbound is awesome, and the Portuguese festival in the summer is great, but I'm not sure what the status of it is these past few years.

I will say while buying a property can screw up your dti for at least a year, it’s not the end of the world to lose your 1st time buyer status, there are many conventional loan programs that allow 5% down (fha is 3.5).

Just be aware of the higher taxes on trusts (35% tax b4 $10,000 b4 distribution to beneficiaries), & with the exception of The Mass. business trust, trusts per se are not designed to be in a business or a trade, such as flipping properties or finding yourself inadvertently achieving 'dealer status'.
