I can't not find the original information I found on this to find more details, but I recent came across someone that is buying a good amount of  these properties and thought there might be a chance for me to get in with them and learn more about this acquisition process. 

Anyway, leaving out the embarrassing details of the conversation I did ask him if he wanted to sell the subject house but he said no but not really a no.

If they provide a number you would need to know every imanigable detail about the property and the circumstances surrounding the repair before that number could be of any value.Likely percentages is the best you can do.

It's not much because the houses are cheap but an extra 700-1500 for something you're going to do anyway)4.

It's probably not worth the extra percentage if you don't have correct time horizon to recover in case you lose the principal.
