I don't invest in California so I am always exploring the markets on other areas.   

But you still have to make good estimates because (1) you need to come up with good numbers, and (2) you need to earn a reputation with your buyers that you know what you're doing. 

If you prove dependable, then we can explore working together on the investment side of things.

I would recommend contacting a knowledgeable and reputable property management company and utilize their knowledge of the areas that you are unfamiliar with.
