I'm fairly new to the business and so i do not have much information to offer, but wanted to encourage you to continue to build a team of with a competent and committed Realtor, RE Attorney, Title Company, home inspector, contractors and property managers (to name a few team members) and  establish your expectations for each in addition to developing a way that the team members all feel that working hard for you and working to ensure that you get the best deals, at the best price is also beneficial to them.

If she has an estate problem, with taxes, an Irrevocable Charitable Remainder Trust might be an option and it can sell the property, other Trust arrangements can also be done, if she really needs a Trust, only a competent attorney can establish that, so you need to see one.Notes can also be assigned through the estate or by agreement in the note as co-beneficiaries.

@Graham Bates Try asking for owner financing, Establish an LLC in the United States and after maybe 2-3 years of positive cashflow on your LLC Tax Returns you will have a much better chance of obtaining a loan here in the US.
