It's a small bathroom, I just need some new fixtures put in.

@Shanel WigginsI wouldn't automatically discount the deal as being bad, but I wouldn't be shocked if there's something there that you didn't expect.  

You are either looking to buy equity or cash flow at a discount.

Especially after I update the kitchen and bathrooms.

It's even more if they are specialty bulbs like the globe bulbs in bathrooms, LED bulbs, flood lights, etc.I suggest you keep it simple and factual. 

I failed to explain my whole strategy which does target the tax delinquent out of state owners of raw land who will sell at a deep discount to me.

I'd like to get some leads on places to find cabinets countertops, and bathroom fixtures.We do have the big box stores, but I'm looking for other places to price compare.We are in the Modesto Merced area. 

For example I listed my 3 bedroom 2 bathroom townhouse for $1600 but they offered me $1,335.

The first level has 4 bedroom/ 2 bathrooms and garage for 3 cars.
