I’m curious about exit strategy and what kind of ownership rights do I have.

Given my situation (see below), what real estate strategies are the best fit, what are the typical ranges of returns on them, and what are their other pros / cons?

When I planned the design I incorporated a good deal of rod iron (we did a mix metal theme in the house) in the custom stair case that we put in (after photos below).

Implementing this strategy will allow you to be more knowledgeable and therefore able to make quicker decisions and secondly others take notice of the investors who are repeatedly transacting in a specific neighbohrood which leads to more opportunties being brought to you. 

Was this some kind of strategy for bumping the previous bidder or just frustrated frenzy over what could have been a stellar deal?

How do you feel about that strategy?

@Jeremiah Ellard IVThis appears to be a financial strategy question and not really related to the FHA 203k. 

If you close into a 30 year loan from the get go you will most likely pay a pre payment penalty of 3-5% so that strategy wouldn't make sense.

The book teaches solid “principles” of real estate, finance and law, not a strategy that either doesn’t work now or won’t work well in the future2.
